I dunno what TZs you are seeing for $6k, this seems rare in today's market. I see average joe's for 7-8k all the time, and restored by "nobodies" in the 10-11k range.

Also "HEP/Kelly/ Equivalent"....there really is no such thing, those are simply 3 different levels.
