From a pure game-play perspective, you are trading down. Better get the CE owner to add cash to the deal. This will make more sense when you struggle to sell it later.

And if you actually enjoy playing your games, you WILL end up selling GnR later. The layout and assets are great, but in time, it becomes increasingly not fun to play.
