One thing that is quite common in the Seattle area -- and probably others I guess... particularly in suburbs built post-1970 -- are split-level houses with daylight basement. Floor plan is multilevel around a stair core, with bottom floor connected to the garage and opening out to a backyard. That's the setup we have.. entire basement is devoted to games + bar, and so far is bone dry despite all the rain. Construction quality and good drainage counts too.
