    Seller sets price. If price police cannot handle that then bummer for them. I remember years ago this dude had the domain Wallstreet.com for sale for $10 million. Everyone laughed for two years. Then guess what? Yep he sold it for $10 million. Seller sets price and waits for offers and usually hopes one of them will be the price set. If no offers then seller decides to either lower price or wait longer.
