I just bought one for $4500.
Added cointaker led kit, cliffy's, new coil, target decals, ring shooter rod
Perfect condition - Between $5.2-$6k IMO
You better snap it up. I apparently underpriced mine at $5200 a couple weeks ago because it went instantly with no haggling.
Add 1 to 1.5k depending on mods. Was not initially liked due to not having the pf figures. A little more love but some still prefer the std over it.

Why wouldn't a HUO version of a Top 5 pin be worth $5k or more given what other pins are selling for (that aren't as good)?
as an owner it would take at least $5000 to buy mine; it isn't HUO but it is almost spotless. IMO any clean game is high 4's minimum. a perfect HUO LOTR? I would say $5500. sure there are $4500 examples but those seem to be situations where you either have a) a motivated seller or b) "friend pricing". I would sell mine for less than 5k if it were going to a friend and as cheap as $4000 if a needed cash and had a fire sale. disregard the "I saw one sell for $_____ recently..." and fill in the blank with a low price. fire sale situations and friend pricing are no more indicative of real world pricing as are eBay dealer prices. the "oh yeah well a friend of a friend sold his game for $x just last week" argument holds no more water than the rich guy who gets duped into overpaying by $1500 for an average condition game when range of pricing discussions happen.
