    Having a long term tenant who pays regularly and take care of the place seems more valuable than a new business that could flop because they do not know how to run a business, picked the wrong location or just get too many lawsuits from creating piles of twisted up kids.

    Here in Georgia, a lot of the business owners are good friends with those who sit on the city's council.
