Not always easy. You have to find another place. Then find out the zoning ordinances, etc. if you could relocate there. You have to find out if your licenses can be transferred to the new place, or if you have to start over.
And then there is moving costs, setting up the new place for outlets, decor, signage, etc. etc.
And you are basically opening a new business. Starting over. The owner might be at a place in life where that isn't desirable or possible.
And this may be the trend in the area, keep raising rent every new lease. So you may be faced with the same crap again in the future.

I've seen this time and time again. Raise rent until an established tenant leaves. And then stands empty.
They don't seem to care. Higher rent or nothing.
