    Well by coincidence we are repainting now so I can tell you how our painter does it. I will point out, this project was not cheap by any means, it is very costly to have the pros do it. For the baseboards and all other wood trim they did this. As you can see it is quite a process and it takes some time because you have to wait for drying in between.

    Patched any nail holes as required.
    Sanded everything down with power sander.
    Applied primer by spraying.
    Applied split coat by spraying.
    Hand painted 2 coats of enamel paint.(caulking and fine tuning as needed also)

    Typically we do a sand and wipe down, then primer. Then caulk the cracks and patch any holes, then another quick sanding followed by 2 coats of paint. (Sherwin pro classics semi gloss for trim). Sometimes we tape off the floor to make the painting go quicker. If you’re taping a newly painted surface, you can’t go wrong with yellow frog tape. Very good tape, no bleed through.

    So it sounds like you are also a pro, and your process is basically the same as our guy did it. Ours does insist that a split coat needs to be used as well, I had never heard of that before and had to look it up. I guess basically it’s a half and half mix of primer and paint that is applied after the primer is dry, then the final paint coats are applied after that. It seems maybe the split coat is an old school approach.
