Rule 2 dont back out of a deal after a deposit has been made. You have to honor your original verbal contract. If seller backs out after a deposit is made then the deposit is lost. i think if the buyer backs out after a deposit he should have to refund double the deposit so he looses a deposit for not honoring his deal.
