Seriously, if the deal is REALLY good, the kick-yourself kind, then I make sure to include speed. Also works with low-balling.
"I see you're asking $500... well $300 and it'll be in hand and out the door on the hour."
Usually works well, especially since most CL sellers want the $$$ ASAP.
