Well, world of difference in condition between routed and HUO, and the price reflects that. Mine is in tip top shape.
This LOTR is a really nice example 
I've sold a routed LOTR for 3800, and another a few months later for 4500. What you are asking is good for the described condition.
Pics would be great, videos even better, especially when you are using a term like HUO. It implies that it has never been anywhere but in a personal residence.
GL w/ the sale, MM is a hell of a game, even harder to find out these days!
