Also be prepared to keep it. No one has sold a WOZ in months - all the ones on this site are over-priced given how soft the market for them has gone.

Good luck - but might need to accept a reasonable offer. The YBR's are not selling ... the RR's are not selling ... the ECLE's are not selling.

To phrase it in the form of a useless tautology: It is what it is.
