    I also have about the same square footage, 621, but unfortunately the layout isn’t great. My stairs go down right in the middle of it and it’s also home to my furnace water heater and sump pump leaving me about 400 square feet for the game room.
    I did manage to cram in a lot of stuff though without it feeling cramped.
